<p>Are you in the market for a vacation property?  There has been a recent surge in holiday homes in Spain and for good reason.  Property prices are less expensive than many other countries and the climate makes it ideal for vacationing year round.  European buyers are the biggest market for Spanish real estate but it is possible to buy property in Spain no matter where you live.  While buying foreign property has become easier in recent years, there are still some things that take extra consideration.  Here are some tips to buying real estate in Spain.</p>
<p>Real Estate Agents</p>
<p>After deciding that a vacation home in Spain is for you, the first thing you should do is find a real estate agent in the area you are looking.  Make sure you find someone with credentials and affiliated with a company so you won?t get exploited.  There have been reports of foreign buyers hiring unscrupulous agents who take advantage of the language barrier and the ignorance of Spanish laws.</p>
<p>It?s also important to hire a lawyer who is well acquainted with the laws in Spain as they pertain to real estate and who can converse in Spanish and English.  He or she will review contracts and the mortgage to make sure there are no ?holes? and you are protected.  While a real estate agent may suggest a lawyer, you may want to find a reputable one on your own to ensure there is no joint interest involved. Get recommendations from others who have bought property in Spain or ask lawyers for references.</p>
<p>Financing the Purchase</p>
<p>Since most will not have the cash to buy a second home outright, you will probably need a mortgage.  There are many different mortgages available and some are specific to foreign investment so make sure you take the time to research the best option for you.  Larger mortgage companies are usually able to provide an international mortgage to those who already own a home in their own country.</p>

<p>Since a holiday home is just that, most people only spend part of the year in their second home. Agents can be hired to manage your property and though it will cut into your profits it will save you money and hassle in the long run.</p>

The hardest part about picking a destination is deciding how long you want to be there and where you want to stay. Spending time with your loved ones should be exciting and full of happy memories. You should not have anxiety and frustration in them what so ever. So pick your destination and time carefully but most of all pick a good place to sleep!</p>
<p>The logical place to stay is in a hotel. Why not, they are usually easy to find, centrally located and almost always have vacancy. For instance, staying at Lincoln City, a popular vacation site at the Oregon Beach, there are many hotels to choose from. Some offer ocean views, beach access or breakfasts. But as a smart consumer you should consider what you are getting for your hard earned money.</p>
<p>On reason people go to the beach is so they can look at the beach. So one thing that draws people to a specific hotel are the ocean views or beach access. After researching hotel prices in Lincoln City, a popular beach destination, I found that a hotel with a beach from or ocean view can run anywhere from $80.00 a night up to $200.00 a night. Even if you decide you do not need a beach front or ocean view room, hotels can still range from $50.00 to $100.00 a night. Everyone has different criteria, but I think we can all agree that a hotel needs to be within your selected price range and have some of your wants such as a beach view.</p>
<p>So let&#8217;s look at what that hefty price tag will get you. Most hotels offer a continental breakfast which let&#8217;s be honest usually leaves something to be desired. Most continental breakfasts offer muffins, bagels and other pastries along with coffee and juice. Now let&#8217;s be realistic, most people are going to be hungry shortly after eating, this is just not enough to keep someone satisfied. So what do you do, you go out to eat and get some real breakfast like bacon, eggs, waffles and pancakes. So by staying in a hotel you might think you are saving money on food but really you are not.</p>
<p>This shouldn&#8217;t even be a selling point, but many hotels say they offer clean and quiet rooms! Now, to me this should be a given! Let&#8217;s examine this advertising a bit shall we. Every hotel I have stayed at, house keeping usually comes around nine in the morning. A quiet room, now how can this be when you can almost always hear people running the halls all hours of the night and you can usually hear your neighbors TV. This is not my idea of a good nights sleep! Then of course check out is usually eleven, so after you have been up most of the night, you need to get up early enough to check out and miss house keeping, so that means your alarm must go off at eight in the morning. I don&#8217;t want to feel rushed while on vacation, I am sure you feel the same way!</p>
<p>So what is a smart consumer like you to do? Well, the answer is simple, vacation home rentals. At Lincoln City there is a vacation home to fit all budgets. Most homes run from around $100.00 to $250.00 a night depending on your wants and needs. Vacation homes are the best kept secret in vacationing. Most people think they are too much money so they stay in a hotel instead. But is all actuality they are only a little more and the benefits far out weight the extra money! You can bring your own groceries and cook in the comfort of your own home so if you want pancakes you can have pancakes! No more strange muffins and weak coffee. Usually the homes in Lincoln City have ocean views and the beach is only a short walk if not right in back yard. There are no annoying people next door with a loud TV and no children running the hall ways. House keeping simply comes when they see you have gone. Assuring you will all have a nice quiet sleep in a clean home.</p>
<p>A vacation home might cost you a few extra bucks but in the long run it is worth every penny. You don&#8217;t have to worry about so many things that, spending the extra money just makes sense. You need to decide what is most important to you, is it saving a few extra dollars or is it spending a peaceful, relaxing vacation with your family, the choice is yours but hurry your sanctuary awaits.</p>

<p>Far too often, homeowners do not consider the importance of a great kitchen area. There are numerous homes on the market right now that include great landscaping, new floors, and an old kitchen. Since buyers want to see an updated kitchen, this is one way to effectively turn them off from your home.</p>
<p>That said, if you are going to put top of the line appliances inside of a home that is not worth that much money, don?t expect to snag a lot of buyers. Most buyers will know the value of the home prior to stepping into it, which means that they will not spend more for an updated kitchen.</p>
<p>Another area where people have remodeling problems is with the desire to express themselves. While you might like the blood red color, most buyers will not. So, should you paint the interior of the home blood red? Probably not.</p>
<p>As far as changing the actual structure of the home goes, do not expand rooms that don?t make sense. For example, expanding a small bathroom might be a good idea, but adding an oddly shaped addition to the home itself may be a turn off. If you must go through a remodeling stage, be sure to keep it simple.</p>
<p>There is a common theme to spending your remodeling money wisely. First, bring any problem areas of the home up to snuff. Second, upgrade the kitchen and bathrooms. Third, consider creating more square footage by adding a room or two.</p>
<p>I think it is again important to mention personal taste. Whatever you do to the home, make sure the improvement is within established norms. Odd designs and color combinations are hard to sell. You do not want to have to redesign the home twice.</p>
<p>Homes are great investments. Yes, even in this horrific real estate market. If you can ride it out, you will be a happy homeowner in a few years. Just make sure you focus your remodeling efforts on things that will return a hefty profit when you eventually sell.</p>

<p>We live in the information age, but sometimes it seems as though there is way too much of it. This is true for real estate tips. They are a dime a dozen. If you are planning to sell your home, this is what you need to know.</p>
<p>Ironically, the initial thing you need to deal with is yourself. If you are going to sell, you must come to grips with the fact this home is no longer your retreat from the world. It is like any other product that must be sold and you have to treat it as such.</p>
<p>Seriously, this can be the hardest thing for most people. Your tastes and views regarding your home no longer matter. It is a product like a car that needs to be positioned for sale. Just like you would buff out a car, you must do the same for the property.</p>
<p>Along this line of thought, it is time to convert the home to a product. Pack up most of your personalized items. Kids stuff on the refrigerator should go in the moving boxes. Photos on wall and such should as well. Turn it into a product, not your family home.</p>
<p>Living in a home requires a lot more stuff than showing it for sale. Do a lap through all elements of the property and get rid of any clutter that exists. Buyers love open spaces, so make sure that you give them what they want.</p>

<p>When it comes to avoiding real estate foreclosure you cannot ignore the problem. This is one of the most important things you need to remember. You are not helping the problem if you take the letters and toss them to the side. If you want to stop the situation before it gets worse, you are going to have to deal with it.</p>
<p>In fact, the worst thing that you can do if you want to avoid real estate foreclosure is ignore the company.  You want to contact them immediately, and let them know that you are aware of what is going on and that you are willing to take the necessary steps towards coming to some sort of an agreement with them.</p>
<p>Forbearance Agreement</p>
<p>The Forbearance Agreement is another issue that you want to be aware of as well. If you are unable to pay the delinquent amount in full this is an agreement that the lender may offer you. This agreement will allow you to rollover past due payments to the end of the loan, but of course you will only be offered this agreement if you are keeping the lender aware of your situation and not avoiding them.</p>

<p>Of course the best idea is to make sure that you pay all your mortgage bills on time so that you do not have to worry about coming to any agreement with the lender. However, sometimes we fall into financial troubles and at least if this does happen to you, you will know what to do and how to keep from making the situation even worse, by staying in touch with your lender.</p>

Apart from those which were uncontested, many affected homeowners had fought and lost. If only they had the benefit of the rescue programs that are in place nowadays, a great many of them would have come through.</p>
<p>To be sure, dealing with a foreclosure is a deliberate matter, to say the least. When a foreclosure becomes imminent due to delinquency in servicing a mortgage, an elaborate personal due diligence exercise is in order. In current times, preventing a foreclosure at all cost is no longer a foregone conclusion. Depending on the individual situation, the homeowner in the dilemma might be better off dropping the fight and focus instead on damage mitigation.</p>
<p>This is a big decision and should never be rushed into although a foreclosure situation is really always a pressing one. More and more options and breaks are brought to the table these days, both by the regulatory authorities and lending institutions and the affected homeowner would do well to capitalize on them. Examples of potentially feasible avenues are refinancing, partial claim, forbearance, loan modification, disaster assistance, deed in lieu, pre-foreclosure and short sale.</p>
<p>Once the decision to stop a foreclosure is taken, you can&#8217;t get into action swift enough. This is because it becomes a race against time with immediate effect but take heed not to overreact into a panic. There are basically two ways of handling it, namely engaging a turnkey third-party for it or going it yourself. That&#8217;s a key decision in itself as the former will incur further expenses but the latter is going to be challenging both in spirit and energy.</p>
<p>Either way you go, or it could jolly well be a combination of both, a few fundamental steps must be taken: -Take charge immediately and assume the Commander-in-Chief position. -Identify the scams and cons and steer clear. -Research all options and focus only on those that are applicable. -Stay positive and never presume ineligibility without enquiring.</p>
<p>The internet and other media are flush with information to help you do that. There are also many guides and handbooks retailing very competitively to initiate the layman to stop foreclosure.</p>
<p>While the overall situation remains grim, the horizon seems to have cleared up a little. Consumer confidence index (Conference Board, June 2008) actually improved, albeit marginally and in a symbolic twist, home prices in Atlanta, Boston, Charlotte, Dallas, Denver, Minneapolis and Portland increased month-on-month over April (S&amp;P/Case-Shiller, May 2008). Meanwhile, the government is now even helping lenders to help their mortgagers with their latest bill (Housing and Economic Recovery Act 2008), on top of continually bringing more rescue channels to defaulting homeowners.</p>
